1129 square feet existing deck $3,683.86 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor.

Railing modification to code

$2,230.40 modify railing addition of bottom rail coped to posts and insallation of steel "bark rod" between each baluster. This includes materials and labor.

Stairs and post replacement:

$12,600.00 new stairs and post replacement. Includes removal and disposal of existing stairs and landing, installation of new stairs with railing to match existing (modified) railng. Removal and replacement of existing large columns sunken into driveway. This includes materials and labor.

Extension 3 feet x 26 feet off of existing deck

$6,865.60 Deck extension includes installation of cantilevered joists sistered back to house and extending 3' beyond existing deck line. Railing fabrication as needed and or moving existing railing if possible. This includes materials and labor.

18 rail caps $3,168.00 caps custom copper post caps with 2-3" vertical lip around post ends. This includes materials and labor.

Engineering estimated $500.00 based on actual engineering cost.

Total job$28,547.86+ actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials.

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
