Upper deck remodel
$13,085.10 includes removal and disposal of upper deck decking, new beam with cantilever extension, installation of new decking, new railing as needed for extension. This includes materials and labor.
New deck (lower)
$25,272.75 includes installation of new deck on lower level per concept with pressure treated framing and trex transcend tropical (high end) decking. This includes materials and labor.
Roof over deck
$12,000.00 includes installation of sloped roof over upper deck with asphalt shingles. This includes materials and labor.
New columns on main deck
$4,811.20 includes removal and disposal of existing brick columns, installation of (2) new steel columns. This includes materials and labor.
Total job: $56,019.05
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
