Deck construction
$33,258.48 includes tear out and disposal of existing deck, installation of new deck with composite decking in Trex transcend or similar price with hidden fasteners and accent border included. House ledger, 2 levels on deck with 15" rise from main to lower deck. 5 engineered concrete footings, vertical posts in 6 x 6 rough sawn doug fir stained, glue lam beams stained and flashed, galvanized hardware, pressure treated framing. This estimate includes materials and labor.
Railing
$13,030.85 includes installation of new railing with wood frame, stacked stone columns on corners, metal balusters. This estimate includes materials and labor.
Spiral stairs
$6,440.00 includes painted steel spiral staircase in 60" diameter from upper deck to grade level including concrete slab. This estimate includes materials and labor.
Stairs with landing
$6,072.28 includes installation of stairs from upper to lower level with 2 landings per drawing and railing and decking to match new deck railing. This estimate includes materials and labor.
Pergola
$4,137.26 includes wood pergola with rough sawn doug fir 8 x 8 posts stained in translucent stain, 4 x 10 cross beam and 2 x 8 perpendicular beams back to the upper deckevery 2' and 2 x 4's set vertically and notched into 2 x 8's every 16" across the top. This estimate includes materials and labor.
Roof
$7,672.50 includes installation of roof structure over deck approximately 22 x 15 including open rafters painted or stained, sanded plywood and asphalt shingles with steel brackets on cross beam. This includes materials and labor.
Total job: $70,611.37 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
