$25,000.00 includes removal and disposal of existing deck, installation of new concrete footings, installation of new beam and framing using pressure treated framing lumber, composite decking with hidden fasteners and square edge in contrasting color using Trex Transcend or Transcend Tropical or similar high end composite in Timber Tech or Evergrain. This includes materials and labor.
Built-in grill
$5,657.50 includes drop in grill, space for small refrigerator and power outlet, stone counter top and facing to match rock work on house, 2 cabinets with shelves. This includes materials and labor.
Built-in fireplace
$7,982.50 includes installation of new fireplace with gas line, stainless burner and electric ignition, dry stack stone with stone cap and sealer, lava rock or glass beads. This includes materials and labor.
Built-in benches
$1,190.00 includes installation of 14 feet of hardwood bench with no back, this includes labor and materials.
Hot Tub Walkway
$2,080.00 includes walkway from deck to hot tub with angle steel frame and steel posts mounted to slab. This includes materials and labor.
Total job: $41,910.00 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
