New tigerwood deck approximately 700 square feet

$29,059.00 this includes new pressure treated framing with joists spaced 16" on center with galvanized joist hangers. Tigerwood decking with countersunk trim head stainless steel torque screws prestained and buffed and stain on top surface. Tropical hardwood vertical facing around outer edge of deck. This includes materials and labor. 

Bench

$7,350.00 includes installation of tropical hardwood bench  in corner of deck per rendering. This includes removal of concrete slab and soil to recess bench and fireplace area, installation of new concrete, hardwood floor and bench per rendering. Installation of low voltage LED light strips under perimeter of bench lip and outer deck facing. This includes materials and labor.

Fireplace

$8,708.00 includes installation of firebrick and stone fireplace with top ledge, stainless steel burner and regulator, installation of gas line and switch. This includes materials and labor. 

Additional design rendering 

8 hours at 40 per hour $320.00 this includes time spent rendering beyond initial set of options and choices. 

Total job $45,437.00  This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed. 

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
