Existing deck restoration

$2,984.37 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).

Replace stairs

$3,402.70 includes removal and disposal of existing stairs and landing, installation of new stairs and landing using hardwood stained to match existing decking on main deck

Sand facing

$910.63 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).

Upper extension

$12,831.05 includes installation of new deck using house ledger and vertical posts attached to lower deck framing. Framing reinforcement TBD not included in estimate. Installation of hardwood decking with same fasteners as lower deck. Match railing to lower deck. Stairs from upper to lower deck. This is pending final design and includes 10 foot by 12 foot deck and stairs to match existing deck.

Installation process:

Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface.  We can also do plugs or hidden fasteners for an additional price. 

Total job:  $20,128.75 + actual engineering and permit cost if applicable. 

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
