Restoration 

492 square feet @ $3.25 per square foot = $1599.00. This includes countersinking or replacing existing screws below deck surface, mechanical sanding to remove all of existing coating and weathered wood on top surface of each deck board, buff sand, acid wash, pressure wash, translucent stain in your choice of tint brushed on. This includes labor and materials. 

Railing options 96.5 linear feet railing 

Staining 

$18.00 per foot = $1737.00 includes pressure wash and staining to match existing tint and transparency. This includes labor and materials. 

Tear out stair case 

$450.00 includes removal and disposal of staircase. Does not include additional redwood deck board replacement. 

Stair treads @ $35.00 each = TBD

13' new railing @ $45.00 per ft = $585.00. this includes  materials to match existing hand rail design.

New  lag hex bolts for ledger attachment/ reenforcement  

$250.00 - This includes 6' x 1/2" galvinized hex screws and washers to be placed in a staggering pattern on lower deck ledger board to house.

Total job: $4621.00 + remaining stair tread sanding. This includes all materials and labor.  

Maintenance on deck in 12 months $1.05 per square foot = $516.60
