This includes labor and materials. Does not include baluster or post replacements.
Front railing replacement
$650.00 includes removal and disposal of existing rail section and bottom post from roof post to bottom of entry stairs, painting to match existing railing. This includes materials and labor.
Deck sanding
964 square feet $4.25 per square foot = $3711.40 includes full mechanical sanding to remove all or existing paint, buff, pressure wash, acid wash, fastener tightening countersinking, stain in translucent deck stain. This includes labor and materials.
Post caps
18 Steel post caps on all end grain $2520.00 includes powder coated steel caps on all post end grains.
House painting
$6500.00 Includes painting all of stucco, all of fascia. Siding, and trim on south and west walls.
$2800.00 replace siding on west wall of chimney and up to 12 rows on longer south side, replacement of 6 fascia boards. Tightening of railing posts. Replacement of 3 sections broken redwood lattice.

$3984.00 includes sanding, 2 coats water base polyurethane in your choice of sheen. This includes materials and labor.
Redwood board replacement on deck $8.00 per linear foot.
Maintenance on deck $1205.00 after 12 then every 18-24 months.
