Extension
Extension includes 13.5 x 3' extension with new 5 x 12" GLB as per engineering, installation of new 2 x 6 composite top screwed in close of match as possible. Includes new section of railing as needed and reconfiguration of new railing to fit new deck outline. Includes cedar skirting stained to match existing. This includes materials and labor.
Footings
4 New footings includes temporary bracing to support deck structure, hydraulic jacking to level deck, installation of new footings 36" square footing with 12" pier below frost with rebar according to engineered drawings. This includes materials and labor.
Footing verification, deck leveling, 6 custom brackets per engineering review
Decking
New trex transcend tropical on all of deck and stairs. This is 1" thick with hidden fasteners. Includes mortar repair and change in trim below door thresholds. This includes removal of all exiting decking, railing removal and re installation. Includes all materials and labor.
Total revised proposal $32559.30 - 18.2% discount $26,724.60
We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed.
*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
