New deck
$15,393.32 includes installation of new deck with steel reinforced concrete footings, galvanized hardware, pressure treated framing, decking with either redwood or entry level composite such as Trex Select or Enhance. This is subject to final design. Please see "installation" guide below for more details on decking installation quality standards. This estimate includes materials and labor.
Shade posts
$1,078.53 includes installation of vertical steel support posts with a timber cross beam extensing 12 feet across front of deck. This includes materials and labor.
Bench
$1,602.70 includes installation of bench with matching composite between vertical shade posts, and return back to house approximately 16 feet of bench.
Step
$2,842.70 includes installation of step off deck along outer edge of deck approximately 16 feet. This includes materials and labor.
New deck and window upper level
$11,074.93 includes installation of new 12 x 6 upper level deck with trex select or similar, doug fir joists stained, 8 x 8 vertical support and rail posts, powder coated steel railing with vertical pickets and horizontal cross bar. Installation of sliding glass door. This includes all materials except door. This is pending final design.
Built in countertop and cabinet for grill
$18,767.98 includes installation of built in barbecue grill with wood cabinet and stone or stainless countertop. This is pending final design. This includes labor and materials.
Total job: $50,760.16 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
Scratching
Our standard deck stain is non film forming fully absorbing stain. This gives it excellent durability but also does not make it very scratch resistant. If you are concerned about scratching or have large dogs you may want to consider a premium satin forming finish. Furniture, fireplaces, and even normal traffic may wear or scratch the finish. We have found that given its limitations our standard stain type is the industry standard for a reason: it will never peel or crack as a finish. Please ask if you have any questions about scratching.
