New decking on existing decks
$12,350.00 includes removal and disposal of existing decking, installation of new composite decking with Trex Transcend or similar price. This includes materials and labor.
Options:
1. Cantilever Extension
$2,880.00 includes construction of deck extension cantilever and 3' on west edge. This includes materials and labor. This is pending final design.
2. Deck extension with posts
$5,460.00 includes installation of 2 concrete footings, framing to match existing, 12" vertical log column, deck extension 6 feet off south edge of deck with composite decking. This includes materials and labor.
Stairs modification
$5,950.00 includes removal and disposal of existing stairs, installation of walkway from existing main deck to garage landing, installation of new stairs and upper and lower landing from upper to lower deck with railing to match new railing. This is pending final design. This includes materials and labor.
New railing
$9,200.00 includes removal and disposal of existing railing and short newel posts, installation of new railing with fortress railing iron railing and posts and trex 1 x 6 cap on top rail. This includes materials and labor. This is pending final design.
Total job: $35,840.00
Actual engineering and permit cost if applicable not included. This could range between 350 and 650 depending on how long it takes our engineer to draw and calculate plans.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
