New Decking and Framing (mid-range Composite)
$32,319.00 This includes installation of 975 square foot composite deck includes installation of footings, house ledger, 2x10 joists spaced at 16: on center, 2 GLB beams, stairs to the north end of the deck, and hexagonal cutout (pending design). Installation of Trex Select or Trex Enhance, using hidden fasteners with square edge border piece in accent color (if desired). This includes material and labor.
Add $5,460.00 for Trex Transcend. This includes drafting and/or 3-d modeling. Does not include actual cost of engineering (estimated $300-$500), if required. Does not include actual permit cost if required.

TBD on choice of decking grade for total job + permitting cost. This includes labor and materials.
We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed.
*Note for composite- we price our composite deck bids for mid range composite. Therefore, depending on the customers choice of what grade to use, may increase or decrease this price slightly.
*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
10% off maintenance for each referral.
**Change orders request must be submitted by client in writing or verbally and agreed to in writing before change order work can commence. Charge per lost time and/or re work for change orders may apply due to materials taking time to ship and the labor to execute said change order.
