$2352.00 This includes removal and disposal of existing decking, installation of new redwood decking stained on 5 sides prior to installation, installation of decking using decking screws countersunk, buffed and stained on top surface in translucent deck stain of your choice. This includes materials and labor.

Restoration

569 square feet existing deck (not to be replaced): $4.00 per square foot = $1,755.16 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor.

Extension 8 feet x 22 feet off of existing deck

$7048.44 this price includes installation of 3 footings, 8 x 8 posts, 5" x 12" GLB , 2 x 12 joists spaced 16" on center with galvanized joist hangers and stained. Redwood decking pre stained before installation, installation using deck screws, buff, acid wash, stain in translucent. This includes materials and labor. Joist and beam size subject to change based on final engineering.

Basic powder coated steel railing with 6 x 6 post top and bottom

$9,102.38 includes stainless cable railing with 6 x 6 wood posts and wood cap (horizontal rail). This includes materials and labor.

Stairs:

$4,594.24 includes new stairs off existing deck to lower level deck and to grade. Redwood treads, stainless railing. This includes materials and labor.

Engineering estimated $500.00 based on actual engineering cost.

Total job $24,852.22 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials.

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion.
