Tear out $2.50 per square foot= $1791.00 includes removal and disposal of existing deck boards, railing, timbers and joists, 

$22.00 per square foot = $18631.21 installation of new piers, footings, posts and beams, installation of 2 x 10 joists and framing, installation of composite material with hidden fasteners, composite border using square edge border piece perpendicular to grain on outer edge of deck. This includes materials and labor excluding composite material. 

Rail and posts 

152.75 feet straight railing @ $102.00 per foot = $15580.50 includes installation of custom railing using same layout and material size as photo provided by client.  8 x 8 rough sawn posts notched over deck frame, or metal 4 x 4 posts, 1" rough cedar facing stained in translucent in your choice of color.

6 feet raked (sloped) railing @ $112.00 per foot = $672.00 includes installation of stair rail with powder coated steel  balusters, 8 x 8 rough sawn posts notched over deck frame, 1" rough cedar 1 x 8 facing stained in translucent in your choice of color.

Composite cost: 

$7230.37 mid grade Trex upper and lower deck 

$11362.01 high end Trex upper and lower deck 

Pad and stairs $4,627.75   includes the following:   

Removal of hot tub and hot tub deck area, installation of concrete pad approximately 150 square feet to corner post of upper deck, concrete stairs down from back door to deck height.  

Architectural and permitting $1500.00 includes permit drawings, filing of permit. 

Total job = $50,032.83 using trex enhance, This includes all materials and labor. 

We require 50% deposit for materials prior to starting. 

Estimated permit fee $100.00 + 1.5% of cost 

We require full materials payment to schedule work or within 2 weeks of starting job.  We also require 50% of labor when starting job.
