Front Deck

$14,107.50 includes installation of new deck with pressure treated framing, concrete footings with rebar, house ledger, galvanized hardware, redwood decking prestained, acid washed and buffed OR trex select (mid range) or similar decking installed with hidden fasteners.This includes step down from house, deck skirting.

Rear Deck Extensions

$8,674.40 this includes 4 footings, GLB beam, 2 12 joists painted or stained, galvanized hardware, redwood decking prestained, acid washed and buffed OR trex select (mid range) or similar decking installed with hidden fasteners. This includes materials and labor

Rear Deck Railing

$6,915.00 this includes installation of stainless cable railing with turnbuckle tensioner, 6 x 6 posts and continous 2 x 8 redwood top cap. All wood to be stained in your choice of tint. This includes materials and labor.

Stairs

$2,534.00 includes installation of 2 new concrete footings, landing and stairs with redwood or trex select as described for extension and decking replacement options. This includes materials and labor.

New decking on existing rear deck

$4,888.80 includes removal and disposal of existing deck boards, minor substructural work, installation of redwood decking prestained, acid washed and buffed OR trex select (mid range) or similar decking installed with hidden fasteners. this includes materials and labor. 

High end decking

$2610.00 this is the extra cost to use high end decking for the entire project. Decking selected is Timber tech Ash wood. 

Roof line modification

$2000.00 includes cutting back roof line on rear of house 2 feet with new vertical support posts bearing on deck joists. Reinforce deck joists per engineering. this includes materials and labor. This does not include additional footings below existing deck to support new roof columns if required. 

Engineering estimated $500.00 based on actual engineering cost. 

Total job $41,729.70 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed. 

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
