New decking
$14,891.98 includes removal and disposal of existing decking, installation of new decking using composite decking with hidden fasteners and square edge in contrasting color using Trex Transcend or similar. This includes materials and labor. This does not include structural work such as joist or beam replacement.
Hot tub pad and framing
$3,711.40 includes removal and disposal of decking over hot tub area, installation of stab under deck for hot tub and to support corners of deck cut out area, this includes materials and labor.
Railing
$3,950.45 includes installation of powder coated steel panels, stainless cable with turnbuckles, stained wood frame, or galvanized wire mesh. This is subject to final design. This includes materials and labor and staining required.
Grill area
$6,424.75 includes approximately 9x2 foot l shaped barbecue area for drop in gas grill. Includes stainless or stone countertop, stone and hardwood cabinets and face with a frame roof structure on top. This includes materials and labor. This is pending final design.
Total job: $28,978.58
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
