$2,268.00 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
Replace rotted logs
$1,440.00 includes removal and replacement of 8 horizontal logs on railing, wire brush and staining all logs. This includes materials and labor
Replace treads
$4,108.00 includes removal and replacement of existing stair treads with rough timber treads. Staining included. This includes materials and labor.
Replace railing with cable
$7,280.00 includes removal of existing balusters and bottom horizontal railing on deck, replacement of 2 rotted horizontal top logs, installation of cable railing using eye bolts and turnbuckle tensioners attached to existing vertical log columns. This includes materials and labor.
Replace all infill and newel posts
$10,528.00 includes removal of existing railing and vertical posts (non structural), leaving only structural columns. Installation of cable railing with steel posts and wood 1 x 6 or 2 x 6 cap in redwood or hardwood. cable railing with eye bolts attached to structural columns and turnbuckle tensioners. This includes materials and labor.

Option 2: $9,548.00 Restoration, replace treads, replace balusters and bottom rail with cable
Option 3: $12,796.00 Restoration, replace treads, replace all horizontal railing, short vertical rail posts. Replace with cable, 1 x 6 and steel mid posts.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.

This bid is a lump sum quote. We usually buy extra materials for each job then return what we don't use. Any extra materials we may purchase are the property of Deck Stylists until used on the job itself.
