New deck extending 12 x 16, then 21 x 8 to edge of house

$20,707.06 this price includes installation of 5footings, 6 x 6 posts,  5" x 12" GLB , 2 x 12 pressure treated joists spaced 16" on center with galvanized joist hangers. Step down from upper to lower deck. Redwood decking pre stained before installation, installation using  deck screws, buff, acid wash, stain in translucent. Powder coated steel railing with 6 x 6 rough sawn timber posts. This includes materials and labor. Joist and beam size subject to change based on final engineering. 

Engineering estimated $500.00 based on actual engineering cost. 

Total job $20,707.06 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.
