Replace old deck
$43,500.00 includes removal and replacement of existing deck and framing, installation of new deck on existing piers with pressure treated framing Trex Transcend Tropical decking. This includes materials and labor.
Extension
$21,697.50 includes installation of deck extension including concrete footings, treated beam and joists with Trex Transcent tropical decking. This includes materials and labor.
Fireplace
$6,975.00 includes installation of fireplace with stainless burner and lava rock or glass beads and stacked stone sides and 10" horizontal stone top rim. this does not includes gas line installation.
Sliding glass door
$2,404.05 includes removal of existing windows, installation of sliding glass doors on front and rear of house using existing header. This quote is labor only sliding glass door $500-$1500.00 depending on style.
Total job: $74,576.55 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
