Option 2: new decking on existing main membrane deck
$12,350.40 includes installation of house ledger, new roofing membrane over existing membrane glued down, beveled joists, redwood decking pre stained, buffed and sanded and stained on top surface. This includes materials and labor.
New membrane on top decks only:
$6245.50 includes installation new Dura Dek membrane on all of existing membrane decks. This includes materials and labor.

Railing and posts:
Stainless cable railing with steel frame
$14,899.50 includes stainless cable railing with 3" square steelposts and wood cap (horizontal rail). This includes materials and labor.
Post replacements
$5,100.48 includes removal and disposal of existing posts, installation of new posts based on architectural specs. This is based on final design and subject to change. This includes materials and labor estimate.
Engineering estimated $500.00 based on actual engineering cost. Architectural estimated $1500.-$3000.00 depending on scope.

Additional actual engineering, architectural and permitting cost. This is subject to final design and engineering. This includes labor and materials.
We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.
