Restoration 

265.5 square feet @ $3.25 per square foot = $1128.37. This includes countersinking or replacing existing screws below deck surface, mechanical sanding to remove all of existing coating and weathered wood on top surface of each deck board, buff sand, acid wash, pressure wash, translucent stain in your choice of tint brushed on. This includes labor and materials. 

Existing stairs restoration 

$880.00 includes countersinking or replacing existing screws below deck surface, tighten railing., mechanical sanding to remove all of existing coating and weathered wood on top surface of each deck board, buff sand, acid wash, pressure wash, translucent stain in your choice of tint brushed on. This includes labor and materials. 

Extension 

126 square feet + new section of railing and railing relocation.  $6788.00 includes removal and disposal of existing stairs, installation of footings and piers, 2 x 10 joists, 3" beam, 6 x 6 posts to match existing construction. This includes materials and labor. Subject to change based on engineering. This assumes re use of all of existing railing. 

Railing staining 

49 feet railing $16.00 per foot = $752.00 includes pressure wash, light sand, rotary sand top cap, restaining in translucent or semitransparent to match. This includes labor and materials. 

Total job: $8668.37 with extension (no stairs restoration) $2760.00 restoration and staining only.   

Maintenance on decks $1.45 per square foot = $566.95 after 12 then every 18-24 months. (assuming extension) 

Board replacement at $8.00 per foot on existing deck if needed/agreed on.
