$13,050.00 includes removal and disposal of existing decking, installation of new decking using composite decking with hidden fasteners and square edge in contrasting color using Trex Transcend tropical. Cedar facing around upper deck. Remove and replace tarps below deck joists. This includes materials and labor. This does not include structural work such as joist or beam replacement.
Rain escapes dry space
$3,529.40 includes installation of rain escapes drainage in sections of upper deck that extend over lower deck. Gutter and downspout also. This includes labor and materials.
New railing
$8,755.00 includes removal and disposal of existing railing and log posts, installation of new railing with powder coated steel balusters and top and bottom rail. This includes materials and labor.
Rebuild stairs
$650.00 includes rebuild stairs longer run and shorter rise, installation of railing to match upper on outside edge of stairs. This includes materials and labor.
Total job: $25,984.40 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
