$4.25 per square foot= $5,274.25 includes full mechanical sanding to remove all or existing paint, buff, pressure wash, acid wash, fastener tightening countersinking, stain in translucent deck stain. This includes labor and materials.

Option 3 replace decking

$13.50 per foot $16753.50 includes removal of existing 2 x 6 deck boards, installation of new composite decking in Trex Enhance or similar price range. This includes minor substuctural repair does not include painting or replacing existing joists. This does not includes composite material or hidden fasteners.

29 feet horizontal log railing @$95.00-$165.00.00 per foot = $2577.00-$4785.00 includes removal of existing railing, installation of log railing installed and stained. This includes labor and materials.

Total new railing: $17792.00-$30740.00

Fence

Replace approximately 80 feet of fencing and posts = $9685.00 includes removal and disposal of existing fence in broken areas, new footers, posts, rail sections stains. Includes materials and labor.

Engineering and permitting approximately $650.00 based on actual.
