Stairs from lower deck to grade
$1,334.00 includes installation of 16' step along outer edge of deck on concrete slab using Trex enhance or similar. This includes materials and labor.
Fireplace
$8,890.00 includes installation of fireplace with dry stack stone work with top ledge. This is based on 18" tall circular fireplace. Includes gas line installation, burner, lava or glass beads, striker. Subject to change based on design.
Built in counter top cook area
$4,229.55 includes installation of built in countertop and cabinet for grill with stainless counter top and stone veneer. This includes rock covering for cooktop. This includes materials and labor.
Sliding glass door
$1,551.50 includes installation of sliding glass door in existing window frame cutting wall installing door, disposal of trash. This includes materials and labor. Add $250 for higher end door.
Spiral staircase
$6,757.00 includes installation of powder coated steel spiral staircase this includes materials and labor.
Total job: $44,793.19 with negotiated discount + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.

Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
