Addition to Existing Staircase

$6,786.00  6 x 8 landing with engineered footings and pressure treated framing,  steps from the front staircase to the backyard bearing on concrete slab. Installation of 3 new concrete footings, joists GLB beam. New redwood prestained and acid washed and sanded and stained in your choice of tint. Risers to be faced with Cedar to match existing staircase. A swinging gate, with a latch built and installed to be designed to match current railing at the top of the stairs, to the right of the door. This includes materials and labor.  

$6,786.00 + actual engineering and permitting cost. This includes labor and materials. 

Maintenance on deck after 12 then every 18-24 months $544.00

We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed. 

*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
