Railing

Option 1: Stucco wall

$11,840.00 includes installation of stucco wall railing around perimeter of deck extension with built in bench area and planter area. This is pending final design. This includes materials and labor.

Option 2: Stainless cable railing

$12800.00 includes installation of new cable railing to match existing frame and tensioners on deck extension. This includes materials and labor.

Fireplace

$9,850.00 includes installation of new gas fireplace with block finish and mantel. This is pending final design. This includes materials and labor.

Stairs

$8,500.00 includes installation of stairs from deck to grade with 1 landing and stainless steel railing cable railing to match existing. This is pending final design. This includes materials and labor.

Pergola

$12,100.00 includes installation of 22 x 22 shade awning with steel vertical supports, timber cross beams and retractable canvas awning with stainless steel hardware. This is pending final design. This includes materials and labor.

Roof

$20,328.00 includes installation of roof with truss approximately 22 x 22 includes decorative gable truss with timbers, cedar tongue and groove siding and asphalt shingles. This is pending final design. This includes materials and labor.

Privacy screen wall

$3,038.00 includes installation of privacy screen wall along north edge of deck extension using 4 x 4 vertical posts with stained cedar 1 x 2 horizontal or similar. This is pending final design. This includes materials and labor.

Total job: TBD + actual engineering and permit cost. Estimated $1500 engineering.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.

2.75% charge for credit card (in person)

3.5% charge for over the phone credit card transactions
