New deck (14 x 70)

$18,057.64 includes installation of new deck using house ledger, customer supplied reclaimed timbers for outer deck framing and vertical supports. This does not include concrete footings or excavation.This includes materials and labor with the exception of posts and beams and approximately 11 "reclaimed joists" extending from the beam to the house. This is subject to final design and engineering. This includes site rendering and 3 D illustrations of deck and railing layout. 

New pergola

$2,224.88 includes installation of 15 x 15 pergola using customer supplied reclaimed timbers and installation of 4 concrete footings. This includes materials and labor.

Wire mesh railing

$6,839.67 includes installation of railing using customer supplied reclaimed timber posts, metal wire mesh panels with timber trim. This includes materials and labor with the exception of railing posts.

Stairs

$3,475.65 includes installation of stairs from deck to grade with matching railing and treads. Includes installation of concrete slab to support stairs. This includes labor and materials.

Steel brackets

$2,230.68 includes custom powder coated steel angle brackets installed at beam to post connection on both sides of beam and powder coated steel plates to cover all seams on outer main beam face.

Footings  for (14 x 70) deck

$3,597.24 includes estimated 8 footings with 12 foot column spacing (subject to engineering and possible beam reinforcement. estimated 30" footing base and 12" column to 40" above grade. This includes materials and labor. 

Additional items:

Roof structure

$8,232.00 includes installation of decorative gable truss using customer provided timbers, cedar tongue and grooved soffit and asphalt shingles. This includes materials and labor.

Pergola on side of house and north end of upper deck

$5,925.45 includes footings and ledger for pergola on south side of house 10 x 34' and 13 x 14 on north end of upper deck using customer supplied timbers. This includes materials and labor. This is subject to final design. 

Total job: $50,848.05- $5848.05 = $45,000 including engineering and permit.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed. 

2.75% charge for credit card (in person) 

3.5% charge for over the phone credit card transactions
