Rear deck replacement
$20,603.38 includes removal and disposal of existing deck, installation of new deck with existing footings. New glue lam beams, redwood 2 x 6 or mid range composite decking (see installation details below). This includes materials and labor.
Rear railing replacement
$4,078.05 includes removal and disposal of existing railing on front decks, installation of new railing with wrought iron powder coated black rail panels with wood 6 x 6 posts, stained. This includes materials and labor.
Front railing replacement
$3,693.65 includes removal and disposal of existing railing on front decks, installation of new railing with wrought iron powder coated black rail panels with wood or steel posts. This includes materials and labor.
Front decking replacement
$2,762.10 includes removal and disposal of existing decking on front deck over driveway, installation of redwood 2 x 6 (see installation guide below). This includes materials and labor.
New stairs on front deck
$5,376.95 includes removal and disposal of existing stairs on front deck, installation of new stairs with wrought iron railing to match other decks. Using existing concrete footings. Stairs with glue lam stringers and treads, stained. Lower stairs to be widened to match existing upper stairs width. Landing in redwood. This includes materials and labor.
Restoration
$1,503.68 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
Custom railing upgrade
$6,908.00 increased cost for custom (customer supplied Railing concept). This includes materials and labor.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.

This bid is a lump sum quote. We usually buy extra materials for each job then return what we don't use. Any extra materials we may purchase are the property of Deck Stylists until used on the job itself.
