Installation of ledger bolts according to engineering specs, installation of flashing according to engineering, staining of joists, installation of new beam, installation of new fiberon composite decking using hidden fasteners. This includes materials and labor.
Extension to Existing Deck
$12,789.00 includes installation of new deck extension 14 feet by 22.5 feet from existing deck with cantilvered beam, pressure treated 2 x 12 joists, galvanized hangers, 3 footings, fiberon decking with hidden fasteners. This includes materials and labor. Subject to engineering.
New Stairs off Extension
$1,192.80 includes 2 6 foot stair sets with concrete slab off extension to grade using fiberon treads and pressure treated stringers. This includes materials and labor.
Concrete slab for hot tub
$2,030.00 includes soil compaction as needed, forms, rebar and rough finish slab engineered for hot but build into edge of deck. This includes materials and labor.
$21,534.65 for total job + actual engineering and permitting cost. This includes labor and materials.
Maintenance on deck after 12 then every 18-24 months $775.00
We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed.
*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
