550 square feet existing deck $3.66 per square foot = $2,014.58 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor.

Extension 10 feet x 18 feet off of existing deck

$6,524.39 this price includes installation of 3 footings, 6 x 6 posts, 5" x 12" GLB , 2 x 10 joists spaced 16" on center with galvanized joist hangers and stained. Redwood decking pre stained before installation, installation using deck screws, buff, acid wash, stain in translucent. This includes materials and labor. Joist and beam size subject to change based on final engineering.

Railing 2 options:

Powder coated steel metal railing panels (top and bottom horizontal bar is 1" square bar and balusters are 5/8" vertical bars welded. Connection is collar bracket).

Stainless cable railing system with turnbuckle (eye bolt, turnbuckle, 8 rows of stainless cable).

$7,594.85 includes one of the above options with either wood or metal 4 x 4 posts and wood cap (horizontal rail). This includes materials and labor.

Engineering estimated $500.00 based on actual engineering cost.

Total job $16,133.82 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials.

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start, 25% after framing in some cases and remainder on completion.
