Engineering report and connection detail
$1200.00 includes drafting entire deck framing with specifications, engineering load calculations, required modifications details as needed. Detail sketch with engineering stamp for column to pier connections. Permit and inspection coordination.
Modify footings
$2,509.45 includes brace deck, cut away approximately 40” of bottom of 10 x 10 columns, dowel rebar into pier with epoxy, raise pier to approx. 40" above grade. This includes materials and labor.
Footings discovery
$300.00 includes digging down to determine footing size and depth on (1) vertical column.
New footings
$4,950.70 includes installation of new concrete footings 40" below grade below concrete slab per engineering specs. This includes materials and labor.
Replace existing vertical columns
$3,316.23 includes removal and disposal of existing vertical deck columns, installation of new timber columns to match existing. This includes materials and labor.
Rock column bases
$6,378.25 includes installation of stacked rock with top ledge below structural columns on deck. This includes materials and labor.
Deck restoration
$2,830.00 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included). Staining includes pressure wash and stain existing columns, beams in your choice of semitransparent tint. This includes materials and labor.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
