501 square feet existing deck: $4.25 per square foot = $2,133.08 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor. ($947.84 maintenance on deck after 12, then every 24 months).

Replace Existing Deck (Redwood) 

 $9,127.30 Redwood, this includes removal and disposal of existing decking, reinforcement of substructure as needed for maximum joist span of 24". installation of redwood prestained on 5 sides prior to installation, buffed, acid washed, and stained on top surface. This includes materials and labor. ($947.84 maintenance on deck after 12, then every 24 months).

Repaint Existing Deck

$1,228.68 This includes tightening loose boards, buff sand to remove peeling paint, pressure wash to clean, solid stain in your choice of tint. This includes materials and labor.

Remodeling of Existing Deck (mid-range composite)

 $12,838.40 this includes removal and disposal of existing decking, reinforcement of substructure as needed for maximum joist span of 16" and installation of composite, mid range (enhance, earthwood evolutions).  This includes materials and labor.  

Remodeling of Existing Deck (high-range composite)

$17,051.00 this includes removal and disposal of existing decking, reinforcement of substructure as needed for maximum joist span of 16" and installation of composite, mid range (transcend ). This includes materials and labor.

$TBD on choice+ actual engineering and permitting cost (if required). This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 25% after framing or decking and before completion commensurate with work completed. 

Maintenance after 12 , then every 18-24 months.
