$25,552.00 includes installation of walkway with stairs to grade on east side of deck per design. New cantilever deck (20 x 16) (440 square feet) on sloped hillside with trex transcend tropical decking, pressure treated framing, steel I-beams per design and engineering, reinforced concrete footings. No stairs on east of deck. This includes materials and labor.
New railing on existing decks (main and side)
$6,930.00 includes installation of new stainless cable railing on existing main and side deck per design. Includes tall posts for lighting on main deck. This includes materials and labor.
New railing on walkway and new deck
$6,063.75 includes installation of new stainless cable railing on existing main and side deck per design. This includes materials and labor.
Columns on side deck
$1,270.61 includes bracing side deck, cut existing columns to 40" above grade, dowel rebar into existing concrete pier, cap with concrete to meet column. This includes materials and labor.
Stairs
$5,951.23 includes installation of stairs with landing from main deck to grade using cable railing. This includes materials and labor.

Bid adjustments for changes to scope of work:
-$2,000.00 credit for customer excavate all footings. The customer will receive this credit for the excavation of all concrete footings for new deck per engineering plans.
-$1,200.00 credit for customer pours slab for swim spa. The customer will receive this credit for preparing the ground and pouring the concrete slab for the swim spa including labor and materials.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
