Restoration main deck
$2227.00 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
Replace columns and beam
$5,203.52 includes bracing of deck, removal and disposal of existing beam and 4 x 4 columns. Installation of new 6 x 6 rough sawn columns with translucent stain. Installation of new beam and beam to post connections. This includes materials and labor.
Railing
$2,841.15 includes modification of railing cutting top finials on rail cap, installation of wood rail cap in 4 x 6 or 2 x 6 stained with satin splinter free finish. Painting of railing to match existing color. Tightening of all bolts and hardware to tighten railing. Blocking and reinforcements extra at $45.00 per hour. This includes materials and labor.
New stairs
$13,523.75 includes cutting deck and deck frame for stairwell with double entry to landing and stairs to grade. 5' wide stairs with walkway at top or 8' wide stairs with no walkway at top. Additional railing required included in quote. Includes concrete slab for lower stairs bearing and 2 additional footings for landing. This is pending final design and does include drafting. This includes labor and materials.
Pergola
$6,417.00 includes installation of 12 x 12 pergola on upper deck with timber frame and retractable canvas awning. This includes materials and labor.
Deck extension
$8,103.40 includes removal of outer facing of existing deck, sistering joists back to house and over beam 4 feet x 18 extension. Redwood decking. Does not include additional railing (hoping to get from stairs). This includes materials and labor.
Reinforce hot tub
$3,642.50 includes engineering calculations and reinforcement of joists, ledger and beam in the hot tub area of the deck (approximately 10 x 8). This includes materials and labor.
Side deck
$13,826.00 includes installation of 4 foot x 30' deck from rear main deck to front of house using either entry level composite or redwood. Fabrication and installation of railing to match existing. This is pending final design. This includes materials and labor.
Replace main deck
$22,816.00 includes removal and disposal of existing deck and joists, installation of new joists either pressure treated or stained or painted doug fir, new decking in either entry level composite (trex select or similar) or redwood. This includes materials and labor.
Total job: $76,373.32 with deck replacement, $55,784.32 with restoration + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
