Deck restoration
$2,044.27 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
New decking
$7,898.11 includes removal and disposal of existing decking, installation of new composite decking (trex transcend tropical) with hidden fasteners. This includes materials and labor. This does not include joist replacement or structural repairs.
Replace post
$873.15 includes jacking and bracing deck to level, raising up concrete pier to above grade, replace corner 4 x 4 column. this includes materials and labor.
New railing
$3,780.00 includes removal and disposal of existing railing, installation of new railing with either powder coated wrought iron or cable. This is a ball park range depending on final design. This estimate includes materials and labor.
Lower deck extension
$3,186.54 includes extension on lower deck with composite decking or redwood 2 footings 4 feet extension toward fence on lower deck. This includes materials and labor.
Upper deck extension
$2,091.40 includes installation of cantilevered joists 2 feet out on upper deck redwood or composite extension over existing beam. This includes 4 feet railing at 'ballpark' price. This includes materials and labor.
Retractable awning
$8,456.40 includes installation of powder coated steel frame with retractable canvas awning on stainless cable track with drop down shades/ This is cover for upper and lower deck. This is a ball park for a full shade covering including drop down as needed per shade model. This estimate includes materials and labor.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.

This bid is a lump sum quote. We usually buy extra materials for each job then return what we don't use. Any extra materials we may purchase are the property of Deck Stylists until used on the job itself.
