569 square feet existing deck (not to be replaced): $4.22 per square foot = $1,755.16 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor.
Extension 6 x 38 feet off of existing deck
$7,540.50 this price includes installation of 2 footings (for north end of extension if desired continuous 6 foot extension), craftsman style posts to replace existing, 5" x 12" GLB , 2 x 10 joists cantilevered back to house, spaced 16" on center. Redwood decking pre stained before installation, installation using deck screws, buff, acid wash, stain in translucent. This includes materials and labor. Joist and beam size subject to change based on final engineering.
$4615.00 for replacement of log posts with craftsman style posts with rock columns example shown below: This option is not shown in quote total.
Basic powder coated steel railing with 6 x 6 posts
$6,713.60 includes powder coated steel railing with 6 x 6 wood posts. This includes materials and labor.
Underside of existing and new deck
$804.90 includes pressure wash, light sanding in areas of flaking wood or paint, spray application of solid stain on joists and underside of decking. This includes materials and labor.
Engineering estimated $500.00 based on actual engineering cost.
Total job $16,678.32 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials.
We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may ask for 25% of remaining after decking and before railing.
