 $7,729.87 this price includes installation of 2 footings, mortised 12"  timbers to pergola height, 5" x 12" GLB , 2 x 12 joists spaced 16" on center with galvanized joist hangers and stained. Redwood decking pre stained before installation, installation using  deck screws, buff, acid wash, stain in translucent. This includes materials and labor. Joist and beam size subject to change based on final engineering. 

Stainless Cable Railing

$7493.00 includes stainless cable railing with custom metal posts and hardwood cap. This includes materials and labor. 

Pergola with retractable canvas:

$3808.00 includes basic timber frame, stainless cable and fitting, retractable canvas. This includes materials and labor. 

Engineering estimated $500.00 based on actual engineering cost. 

Total job $19031.43 + actual engineering cost. This is subject to final design and engineering. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion.
