Restoration:
$3.75 per square foot = $1991.00 includes countersinking or replacing screws at surface level and above, tightening loose boards, mechanical sanding to remove oxidized wood and existing top coat, 1300 psi pressurized rinse, stain of in your tint of choice, brushed on. This includes all materials and labor.
Extension and stairs:
$20,381.94 this price includes installation of 2 footings, mortised 12" timbers to railing height, GLB railing with matching brackets, 26" GLB, 2 x 10 joists spaced 16" on center with galvanized joist hangers and stained to match existing joists. Redwood decking pre stained before installation, installation using matching t 25 deck screws, buff, acid wash, stain in translucent to match existing deck. This includes materials and labor. Joist and beam size subject to change based on final engineering.
Rail cap
$1200.00 includes installation of wood rail cap above existing and new railing with custom metal brackets. This includes labor and materials.
Post replacement
2 12" square timber posts $2000.00 includes removal and disposal of existing rotting through posts and installation of new 12" square rough timbers from above wrapped columns to railing height using bracket and mortise construction where possible. This includes labor and materials.
$1000.00 includes engineering, design, drafting, permit filing, site plan.
Total job $26,572.25 + actual permit cost
We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion.
