New wrought iron railing using existing logs
$12,925.39 includes removal and disposal of existing log rail infill, fabrication of wood plugs, custom railing brackets to cover plugs, installation of new powder coated wrought iron railing with square vertical pickets and square top and bottom horizontal bar. Includes staining of railing posts. This includes materials and labor.
New wrought iron railing with all steel posts
$10,327.24 includes removal and disposal of existing log rail infill, cut large support columns to below deck height, installation of new powder coated wrought iron railing with square vertical pickets and square top and bottom horizontal bar with 2 x 2 square steel posts. Does not include staining columns or fascia. This includes materials and labor.
Replace stairs
$5,827.63 includes removal and disposal of existing stairs (2 sets) at entry, installation of new stairs with redwood, powder coated steel railing with 2 x 2 steel posts. Includes staining. This includes materials and labor.
Replace structural columns
$18,840.72 includes bracing existing beams, removal and disposal of existing 12" round logs, modify framing and fabrication custom steel beam to column brackets as needed and all new beam to pier brackets. Installation and staining of new 12 x 12 rough sawn timbers. Includes staining of timbers. This includes materials and labor.
Deck sanding and staining
$3,748.06 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
Stain beams and existing structural log columns and deck fascia
$2,470.39 includes pressure wash and staining of beams, outer vertical deck facing, existing 12" log columns. This includes materials and labor.

Future maintenance on deck
$1,430.65 includes pressure wash to clean, furniture moving one way, acid wash, staining and wiping. This includes labor and materials. Recommended after 12, then every 18-36 months depending on deck's exposure.This is an optional service not included in the original contract.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
