Design

$1,116.00 includes 3 D renderings, architectural plans including footing plan, framing plan, section details, site plan and stamped engineering.

Deck (approximately 21 x 23)

$18,102.82 includes installation of 2 footings along outer edge of deck, includes cutting slab, dig below frost line, reinforced concrete footings per engineering. Includes installation of framing including pressure treated ledger on house using 3 ledger locks per foot, DTTZ for seismic connections, flashing. 2 x 12 pressure treated joists 16 on center. 5 x 22" glue lam beam, 6 x 6 posts with lateral stabilizers to eliminate sway. Cedar facing on outer perimeter of deck stained in semi solid to match house trim. Includes installation of trex transcend havana gold body and spiced rum border. Stairs

$2,895.81 includes stairs framing and treads with 2 x 12 cut stringers and composite treads. Facing with cedar risers stained in semi solid to match house trim. Landing and step at threshold with 5 stairs to grade per 3D model. This includes materials and labor.

Railing

$3,921.50 includes installation of custom wrought iron railing with belly balusters (similar to front railing on house) per 3D rendering. Powder coat in dark grey. This includes materials and labor.

Shade and privacy structure

$8,464.96 includes installation of new shade structure per 3D model with retractable (accordion style) canvas awning in your choice of print with stainless steel cable track and fittings. Vertical drop down canvas shade on front 4' x 12'. Ipe privacy screen per model on side of shade structure attached to steel frame and stained. This includes materials and labor.

Bench

$4,725.63 includes installation of bench with ipe top, back and 4 x 4 supports, pressure treated framing, ipe facing stained. This includes materials and labor.

Planter

$2,708.23 includes installation of new planter box with rough 2 x 4 framing stained and lined with 16 gauge sheet metal, horizontal top trim in ipe This includes labor and materials.

Skirt

$1,921.11 includes installation and staining/painting of ipe skirt (per 3D model) to cover beam and wrap side of deck with ipe slats and cedar trim with access door with latch and hinges. Trim to match house per 3D model. This includes materials and labor.

Lighting

$1500.00 includes installation of riser lights on stairs and led rope light on bull nose edge of bench. Low voltage LED. This includes materials and labor.

Total job: $46,366.56

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed. 

Installation process:

Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.

Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface. 

Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface.  We can also do plugs or hidden fasteners for an additional price.
