Deck (approximately 21 x 23)
$18,102.82 includes installation of 2 footings along outer edge of deck, includes cutting slab, dig below frost line, reinforced concrete footings per engineering. Includes installation of framing including pressure treated ledger on house using 3 ledger locks per foot, DTTZ for seismic connections, flashing. 2 x 12 pressure treated joists 16 on center. 5 x 22" glue lam beam, 6 x 6 posts with lateral stabilizers to eliminate sway. Cedar or composite facing on outer perimeter of deck. Includes installation of trex transcend or similar (high end) composite or cumaru (hardwood) decking. Stairs
$1,547.34 Includes 8 of 5’ wide stairs framing and treads with 2 x 12 cut stringers and composite treads. Facing with composite or cedar risers.
Railing
$6,835.50 includes wrought iron railing with belly balusters (similar to front railing on house) on front and garage side of deck, down stairs (not including planter area on most of north edge of deck. Includes grab rail on stairs.
Shade structure
$10,967.67 includes installation of new shade structure over entire deck with 3 vertical posts, house ledger, retractable (accordion style) canvas awning in your choice of print with stainless steel cable track and fittings. Vertical drop down shade on front (partial).
Total job: $38,877.33 This quote includes materials and labor, pending final design.
FYI routine maintenance (restaining) on deck $631.25 recommended after 12, then every 18-36 months depending on exposure and number of stain applications.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
