Restoration

$1,356.29 includes mechanical sanding of 295 square feet of existing deck to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor. 

New Decking

$14,627.20 this includes removal and disposal of existing decking, installation of 1 new pressure treated joist per existing joist span to bring joist span below 16", installation of new composite decking in mid range composite (Trex select, timber tech earthwood evolutions or similar) installed with hidden fasteners. This includes labor and materials. Add $5688 for high end composite such as Trex transcend tropical. Subtract $3792.00 for redwood prestained and sanded and stained on top after installation. We can provide samples of each material.

Extension

$2,784.60 includes extension of upper deck to hot tub as discussed at quote. This includes materials and labor.

Railing

$9,011.10 includes basic railing price for wood framing, railing with cable (turnbuckles), welded wire mesh, redwood, powder coated steel. For replacement of all existing railing plus the addition of railing around the hot tub. 

Stairs (Small) 

$2,627.63 includes 10 foot wide stairs to backyard, 3 steps to grade. This includes materials and labor.   

$27,779.19 for total job + actual engineering and permitting cost. This includes labor and materials. 

Maintenance on deck after 12 then every 18-24 months $1619.65

We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed. 

*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
