Deck options

1. Restoration

$2,513.42 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).

2. New decking

$15,420.83 includes removal and disposal of existing redwood decking. installation of new decking with Trex Transcend using hidden fasteners. Includes cutting spacers below each post to make up for difference in decking thickness using cutoff from non rotted section of posts to be removed. Please see "installation" guide below for more details on decking installation quality standards. This estimate includes materials and labor. This does not include structural work or joist replacement. Structural assessment after tear out could result in change orders to repair joists or framing. No apparent rot in existing structure except log columns to be replaced.

New railing, stain log columns, deck facing, rafters, remove lower railing

$14,430.44 includes removal and disposal of existing railing, installation and staining of new railing using 4 x 6 cap and 4 x 4 bottom rail with channel, channel cut vertically in existing posts (per customer supplied photo), galvanized 4 x 4 wire mesh. Staining all existing posts, deck facing, rafter tails on house to darker brown. Removal of lower railing (no new railing on lower deck). This includes materials and labor.

Replace columns

$3,176.38 includes removal and disposal of existing log columns, installation of new columns including 2 at bottom of stairs (concrete mount), 1 at top of stairs (mounted to rock column), 1 newel mounted to deck beach 12" round milled log all. This includes materials and labor. This does not include demo or rebuilding of rock column at base if required for landing support log.

Future maintenance on deck

$840.00 includes pressure wash to clean, furniture moving one way, acid wash, staining and wiping. This includes labor and materials. Recommended after 12, then every 18-36 months depending on deck's exposure.This is an optional service not included in the original contract.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed. 

Installation process:

Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.

Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface. 

Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface.  We can also do plugs or hidden fasteners for an additional price.
