Decking using entry level composite material (Trex Select or similar) using hidden fasteners and perpendicular square edge border piece for all stairs and perimeter of deck. Includes 24' step down from main deck to concrete slab (fireplace area). This includes materials and labor.
Add $6,132.00 for high end composite (Trex Transcend or similar). Add $3,066.00 for mid range composite (Timbertech evolutions terrain, Trex Enhance, or similar).

Stairs along east edge
$2,570.27 includes stairs along east edge of dining area including 2 tread 18" wide 12' wide to east yard area. Composite treads, pressure treated risers supported with concrete slab on grade. This includes materials and labor.

$2,936.98 includes new railing approximately 29 feet (along east edge of raised portion of deck and along west perpendicular edge of new deck next to hot tub). We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
