Composite deck replacement
$3500.00 each deck = $7000.00 total includes removal of membrane, subfloor and ceiling plywood, installation of composite decking to match or closely match existing.
Contingencies (2) these may need to be done or may not depending on state of underlying structure.
1. New joists:
$2000.00 each deck = $4000.00 total includes removal and disposal of existing joists, installation of pressure treated joists with galvanized lumber.
2. Wall repair
$500-$1000.00 each unit includes installation of board and batten or similar siding in area along ledger if exposed insulation is present. This can be determined prior to start for a $250.00 deck = $500.00 exploration charge per deck. This will not commit the association to the work and will be deducted from final bill with acceptance of quote.
$1000.00 engineering and permitting (does not includes actual permit cost estimated $150-$200.00) includes drafting, permitting, site plan, structural engineering.
Total job $8000.00 + contingencies up to $6000.00.
