363 square foot extension framing: 

Materials for extension: 

$8.50 per square foot= $3085.50 includes pressure treated 2 x 10 outer face, 2 x 8 pressure treated joists spaced 12" (for bias) galvanized hardware and other materials needed for structure of deck. 

Labor: 

$13.00 per square foot = $4719.00 includes installation of concrete footings on outer edge of deck, framing extension. 

Fiberon Horizon 1 x 6 decking decking and hidden fasteners. 

Materials: 

669 square feet @ $11.00 per square foot = $7359.00 includes deck boards, facing material, hidden fasteners, delivery. Color is Tudor Brown. This includes materials for existing deck and extension. 

Labor: 

$6.50 per square foot = $4448.50 includes tear out and disposal of existing decking, minor joist repair, installation of composite material using hidden fasteners, top fastened on outer edge using trim head composite deck screws in matching color. 

Railing

10 feet @ $120.00 per foot = $1200.00 includes stainless steel cable railing mounted on Ipe 4 x 4 with ipe top cap. Materials samples available for cap and stainless tensioners. This includes materials and labor. 

Stairs 

45.5 feet step along outer perimeter $65.00 per foot = $2925.00 includes installation of hidden concrete slab to support stairs, installation of stringers, decking to match top surface, vertical facing in same decking material or contrast. This includes materials and labor. 

Wire mesh deck skirting 

34 feet @ $20.00 per foot =$680.00 includes installation of wire mesh in your choice of gauge clear coated, framed on 3 sides and into dirt to create barrier along bottom edge. 

Drafting, permitting fee $500.00 includes permit drawing, submitting permit. Does not include actual permit fee or engineering.
