Design and permitting
$2,325.00 includes construction documents for permit including framing plan, decking plan, railing details, site plan, and other construction docs required to get permit.
Deck construction
$28,495.20 includes approximately 850 square foot deck on rooftop. Installatioin of microlam beams per engineering, site verification for bearing to foundation and verify existing structure per engineering. Framing with pressure treated d.f., decking with trex enhance (mid range) composite using hidden fasteners. This includes materials and labor. This is pending final design and engineering.
Railing
$6,955.00 0includes options with stainless cable, wrought iron railing. Pending final design.
Total job: $37,775.2 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
