New deck and stairs
$26,431.53 includes removal and disposal of railing along outer edge of existing deck, 2 treads down to new lower deck (12 x 18), 3 treads down to grade framed with 8" piers. Deck extension bearing on existing foundation wall and 2 36" footings and glue lam beam and pressure treated framing. 45 degree angle on stairs and deck. This is a concept quote and could change based on final design. This estimate includes materials and labor.
New composite decking on existing deck
$5,688.50 includes removal and disposal of existing decking, installation of new decking with trex enhance (mid range) trex using hidden fasteners. This includes materials and labor. This does not includes structural repairs or joist replacement.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
