Posts: 
$6,000.00 includes removal of log columns to the footing, installation of new columns to top of rail elevation using custom bracket for drainage and uplift. Installation by cutting the outer deck beam and securing it to new posts using heavy custom steel brackets. Installation of 12" mid posts notched over deck frame. Mid posts through bolted or lag bolted to beam with galvanized hardware and countersink drilled into logs. 2 coats log oil in your choice of tint brushed on including end sealer. This includes materials and labor. 

Post caps:
$90.00 each for 12" powder coated black post caps installed. This will be billed through supplier directly and is not included in the bid total.  

Railing: 
78 feet new railing: $55.00 per foot = $4290.00 includes installation and materials for railing including satin or gloss black powder coated steel, welded rail panels with 1 inch top rail and quarter inch vertical railing attached to post with powder coated collar bracket. This includes labor and material. 

Decking: 
505 square feet redwood installation and materials: $9.00 per square foot = $4509.00 includes tear out, pre-staining, installation, top sanding, acid wash and staining.  This includes labor and material. 

Joists:
 $800.00 includes surface prep, solid stain with emulsa bond sprayed on prior to new decking installation to match existing trim on house. 

Outer beam:

$550.00 includes sanding all of existing coating of outer face of laminate beam facing of deck and application of translucent stain to match logs. This includes labor and material.

We require a 20% deposit to schedule, 30% to start, final payment due within one week of completion, unless other arrangements are made.
