Restoration
Approximately 320 square feet at $3.25 per square foot = $1,040.00. This includes countersinking or replacing existing screws below deck surface, mechanical sanding to remove all of existing coating and weathered wood on top surface of each deck board, buff sand, acid wash, pressure wash, translucent stain in your choice of tint brushed on. This includes labor and materials.
Replacement of decking option
$5120.00 includes removal and disposal of existing decking, installation of new redwood decking sanded and stained.
Extension 10' x 14'
140 square feet at $28 per square foot= $3,920.00 includes footings, pressure treated joist spaced 16", galvanized hardware and other materials needed for structure of deck, installation of redwood 2 x 6 sanded and acid washed, translucent staining in your choice of tint. This includes labor and materials.
Upper Deck

This includes labor and materials.
Railing
116 feet of custom railing is $85.00 per foot. $9860.00 based on photos supplied by client welded wire railing with finish to match front metal work on roof (rust), mortised on 4 x 6 timbers and 8 x 8 rail posts stained with translucent oil stain in your choice of tint.
Staircase railing
24' staircase railing $115 per foot for raked railing = $2760.00 based on photos supplied by client welded wire railing with finish to match front metal work on roof (rust), mortised on 4 x 6 timbers and 8 x 8 rail posts stained with translucent oil stain in your choice of tint.
Rebuild of staircase
$2500.00 includes installation of landing and stairs replacement of posts, decking and stairs as needed.
Log Replacement
Replace five large logs with six 12"x 12" timbers. $8,900.00 add GLB
Total bid: $33988.00 or $42148.00 with all new decking
Maintenance on deck $1.25 per square foot = $1,135.00 after 12, then every 18-24 months.
We require 50% deposit to schedule work.
